Beverly Barlow sued Saxon Holdings Trust and its trustees, Eric and LeAnn Farran, to quiet title to a parcel of land. Both parties claimed title to the disputed property, with conflicting surveys regarding the property line described in their respective deeds. The trial court found the deed descriptions ambiguous, resolved the ambiguity in favor of Barlow, and also found she had proven adverse possession. The appellate court affirmed, holding that the trial court did not err in finding a latent ambiguity in the deeds or in resolving that ambiguity in Barlow's favor based on substantial evidence.
