Donna Dann appealed from a summary judgment entered in favor of Kroner Investments, LLC, concerning competing interests in real property previously owned by Christopher and Sharon Smith as tenants by the entireties. The trial court found Dann's deed of trust from Christopher Smith void because it lacked Sharon Smith's signature. The appellate court affirmed the judgment, holding that a deed from only one tenant by the entirety conveys nothing, and therefore Dann's deed of trust was invalid, precluding her judicial foreclosure claim and defeating her laches defense.
